Our office is on Lake Shore Boulevard West in Etobicoke, so this part of the city is close to home for us. We plan renovations for lakeshore houses, condos, character homes and postwar bungalows across Etobicoke.
Mimico, New Toronto and Long Branch have older, smaller homes near the lake, often with tight lots and dated kitchens and bathrooms. Humber Bay Shores is mostly condos. The Kingsway and Humber Valley have 1920s to 1940s character homes, while Islington, Markland Wood and Etobicoke North include many postwar bungalows and split-levels.

Every area has its own quirks. These are the ones we check for early in Etobicoke.
Homes in Mimico, New Toronto and Long Branch can have older wiring, plumbing and uneven floors to plan for.
Condo corporations usually need a written request, insurance details and a schedule before work starts.
Original trim, doors and floors in Kingsway-era homes are worth protecting during the work.
Properties near the Humber ravines may fall under ravine protection rules for exterior or site work.
Permits, budget and timing
Building permits in Etobicoke are issued by Toronto Building. Structural changes, new plumbing and basement work generally need a permit. Condo work also needs approval from building management.
Condo approvals and cabinetry lead times usually set the start date for condo projects. Older houses carry more unknowns, so we recommend a contingency in the budget.
Requirements depend on the property and the work involved, so we confirm what applies to your project before the scope is fixed.
